PREPARE YOUR FINANCES
If you’re like most people, you’ll need a loan to purchase a home. If you haven’t already, now’s the time to gather your financial documents, shop around for mortgage lenders, and firm up a comfortable monthly mortgage amount and price point. This step can take time, so it’s essential to do it early. I’m happy to put you in touch with trusted and qualified mortgage lenders. You will want to obtain a pre-qualification or pre-approval letter. Submitting this letter with your offer indicates to the seller that you are a serious and qualified buyer.
If you’re fortunate enough to make an all-cash offer, be prepared to attach a recent US bank statement confirming total funds with the offer. An all-cash offer is attractive to sellers and typically offers a speedier closing process.
START YOUR HOME SEARCH
Now that you have a wish list and pre-approval letter, you’re ready to begin the home search. This is the fun part! Real estate apps make it easy to browse properties and receive new listing alerts that meet your criteria. As your agent, I have an established network and a pulse on upcoming and off-market listings to give you an edge. I’ll arrange home showings for you. We can explore many properties and neighborhoods to find your home.
MAKE THE OFFER
Once you’ve identified the home for you, it’s time to make an offer. This is often a daunting step, given the overall magnitude of the investment and the need to act quickly. As your agent, I act as a practical, empathetic guide and provide you with well-researched negotiation strategies. We will work together to draft an offer that includes a competitive price, contingencies, and escrow terms. I will ensure you feel confident and comfortable with your offer and any counteroffers. INSPECT, REVIEW, ESCROW
Once your offer is accepted, we enter escrow. In most cases, your offer will be contingent upon your loan, home inspections, and disclosures. The title company will begin the paperwork to transfer the title from the seller to you. During this time, you will carefully review all disclosures. I will help you arrange comprehensive inspections and walk-throughs. If major issues are revealed during this time, you can renegotiate or withdraw your offer. While in escrow, it is strongly recommended that you do not make any major purchases, as it may affect or modify your loan terms. I will work closely with you, your lender, the seller’s agent, and the escrow company to provide timely updates and ensure a smooth process.
