CONSULT AN AGENT

Now’s the time to research and identify a trustworthy real estate agent who shares your values and values your home. After all, you will pay the agent a commission as a percentage of the final sale price. It’s advantageous to find an agent you like as a person and professional–because you’ll be working very closely with them through the sale of your home.

When you meet with an agent, they’ll kindly inquire about your motivation to sell the property in detail. Be prepared to give them a thorough property tour and tell them what’s unique about your home. Like the weather, the real estate market is ever-changing. As a professional and well-researched agent, I will provide you with a thoughtful pricing and marketing strategy based on your goals, your home’s location, size, and other considerations we discuss. Once you choose me as your agent, you will sign an exclusive listing agreement so I can begin the exciting process of marketing your home.

 

PREP AND MARKET

Beauty is in the eye of the beholder, and nearly every home needs a bit of tender loving care before it’s placed on the market. I have a passion for interiors, and I will kindly guide you on how to freshen your space and minimize clutter to appeal to buyers. If the job is bigger than us, we will consider hiring trusted contractors, professional cleaning services, and/or home stagers to enhance your home’s selling power and aesthetic. I also recommend that we arrange inspections and disclosure documents in advance. Once your home looks top-notch, I will arrange professional photography as part of a strategic marketing package tailored to your home. Through digital marketing, print, social media, and open houses, we will reach a broad audience of buyers and agents eager to see your home.

Casual Meeting

EVALUATE OFFERS

Once the showings begin, the offers start rolling in. This is an energizing part of the process. I will present and carefully review all offers so you can decide which offer(s) to consider, whether as an acceptance or a counter. There are many small and big ways to negotiate or counter an offer. As your agent, I act as a practical, empathetic guide and provide you with well-researched negotiation strategies. I will ensure you feel confident and comfortable with your offer and any counteroffers. We’re in this together.

 

ACCEPT AND ESCROW

Once you accept an offer, we’ll enter escrow. The title company will begin the paperwork to transfer the title from you to the buyer. In most cases, the offer will be contingent upon the buyer’s loan, home inspections, and disclosures. While the deal is nearly done, this is a fragile time when detailed paperwork needs attention, and buyers may get cold feet. As your agent, I will keep you alert to tasks as I work closely with the buyer’s agent, the lender, and the escrow company to ensure all inspections, contingencies, potential repairs, and other items get completed efficiently.
